Yes…
You want your kid to have the dog, but what about all the sugar-honey iced tea that comes with it?
No, I’m not talking about the dog dropping loads, lol. The sugar-honey iced tea is all the damage a dog can do to your home.
My 9-year-old son had been asking if he could get a puppy since he was 4. He claimed he would take care of the dog (like they all do), but that’s not what concerned me.
I couldn’t help but think about the time my client had to pay $13,256.15 to repair the damage their dog caused to their home.
Yes, I remember the exact amount because both my client and I were in shock. How can something so adorable cause so much destruction?
And when did the dog cause the destruction? I’ll get to that in a minute.
Not only did my client have to pay for repairs, but they also had to hold off on listing their home.
It wasn’t ideal, but in the end, paying for repairs up front helped them have a smoother transaction, and here’s why…
Skipping the pre-listing inspection can leave you completely blindsided by hidden damage.
And that damage can still cost you money.
If a buyer’s inspection discovers the damage, they may cancel the contract, or…
They may ask you to lower your price and force you to settle for less at closing…
And if you decide to make the repairs mid-transaction…
You may have to pay a premium for expedited service to prevent the deal from falling through.
The best way to avoid all of this, whether you’re ready to sell or not, is prevention, protection, and preservation.

If you Google how to pet-proof your home, you’ll get some pretty solid ideas, but that’s just the tip of the iceberg.
Pet-proofing is so much more than hiding cords, securing trash, and removing toxins.
Yes, protect your pets, but don’t forget to protect your home.
If you’re a pet owner or plan to be, here are five things you may not have considered:
1️⃣ Sharp claws and paw grit leave scratches on hardwood floors. The #1 thing you can do is trim your pet’s nails and teach them to wipe their paws. You can also place rugs in high-traffic areas.
2️⃣ Backyard digging can shift the soil, alter water drainage, and lead to structural damage. Creating a designated digging zone with sand or loose soil can redirect the behavior away from critical areas.
3️⃣ You must protect your AC condenser against pet urine at all costs. If you don’t, it can corrode the metal parts inside the unit and interfere with efficiency. Installing a fence or barrier around the unit is your best bet.
4️⃣ Pet urine can soak through carpet and hardwood floors right down to the subfloor, causing an odor. Use an enzymatic cleaner to break down the urine, and apply a proper sealant to the subfloor to block the odor.
5️⃣ Pet hair can settle inside floor vents and cause a toasty pet odor when the furnace kicks on. Especially cat hair. Install disposable vent filters to catch the hair before it hits the ducts.
As you can see, the destruction can happen daily and over time. Sometimes you’ll see it happen, and sometimes you won’t.
Either way, you can get ahead of it.

Well…
Dogs are messy, clingy, needy, and stinky.
They will destroy shoes, track dirt, and slobber everywhere, but what they won’t do is…
Cost me thousands of dollars in home repairs.
So I finally said yes!
I’ve learned how to dog-proof my home, and I won’t have to worry about years of damage when it’s time to sell.
As for my son, he couldn’t have been more excited. He’s actually been taking good care of the dog…for now.
